Your Mitchell Realty agent will help you through the complex steps in the home selling process:

1. Pricing Your Home. The most important thing is the right price. Our agents offer free, no-obligation Comparative Market Analysis (CMA). The analysis will be based on current market trends and homes similar to yours that have recently sold, are currently for sale or recently expired. We will determine a fair market value range for your property. Together we will arrive at a realistic asking price reflecting the current market and your own needs.

2. Tips for preparing your home for sale. The first thing buyers see is your home’s exterior. You only have one chance to make that great first impression. If the ‘curb appeal’ is attractive, buyers will be more excited to see the interior. Here are a few quick tips to help showcase your homes maximum potential to achieve the best possible value.
  • Kitchens and bathrooms need to look as modern, fresh and bright as possible. Cleanliness is essential. Don’t cook foods that may leave an odour or leave dirty dishes in sink while your home is listed.
  • Make sure rooms are free of clutter. This goes for counter tops, dressers and closets too, giving the impression of a more spacious home. You may want to consider renting a storage unit until your home is sold.
  • Take care of any maintenance problems such as leaky faucets, chipped paint, cracked windows, smudges on the walls or stained ceilings. Clean or replace dirty or worn carpets.
  • If possible, remove pets from home during showings.
  • Replace all burned out light bulbs. Have all lights on and open window drapes and blinds.
  • Be objective and honest. Look at your home from a buyer’s point of view. Potential buyers don’t want to leave viewings with a list of things to improve.
3. Marketing your home. Today's technology offers many new ways to market and expose your home to more potential buyers than ever. Your agent will discuss the various methods used to provide maximum exposure including, but not limited to:
  • Placing a ‘FOR SALE’ sign on your property
  • Placing your home on the MLS® system, www.realtor.ca, with an extensive description and exterior and interior pictures. Most buyers start their home search by looking on the MLS® system and REALTOR® websites. REALTOR®’s with qualified buyers also use these methods to find homes for their clients.
  • Promoting your home through the use of various websites including mitchellrealtyhfx.ca, kijiji and facebook.
  • Your Mitchell Realty agent will host Open Houses.
  • Our team uses traditional advertising methods as well including print advertising in daily and community papers and television ads through Eastlink’s Real Estate Channel that include pictures and voiceover descriptions.
  • We will place a ‘SOLD’ sign on your property once a deal has been finalized.
4. Negotiating on your behalf. Your Mitchell Realty agent will guide you through the offer process and ensure that you needs are met in the sale of your home. After an offer has been presented you will have three choices. You can accept the offer, reject the offer or make a counter offer. You should know however that technically a counter offer is a rejected offer. The buyer has no legal tie or obligation to the contract once any minor changes are made on it. Your agent will review every detail closely with you. Ensure you understand everything and ask questions.

5. Closing the deal. Your agent will work with you right until closing day ensuring all sales agreement stipulations have been met and that your lawyer has all the details for the transaction.
